Are you purchasing a new home or investment property? Congratulations! We know that the process of home buying can be stressful and confusing but selecting the right title company can help lift some of that weight off your shoulders. We have the experience and tools to guide you to a smooth and efficient closing. As a buyer, you need to be kept informed throughout the closing process. We will work with you, your lender, and real estate agent to ensure you are ready and prepared for your big day. We will take the fear and confusion out of home-buying!
What to Expect Throughout the Closing Process
Information Questionnaire
Please be sure to complete the information questionnaires in Qualia as soon as possible, so that we may begin to process your file for closing! Signature authorization and wire acknowledgement forms will also be sent through Qualia to be signed electronically. Be sure to upload a copy of your identification to avoid any delays on the day of closing as well.
Processing
We will work on clearing title, gathering all documents necessary to prepare for your purchase, and will reach out to you with any questions along the way! Once we have cleared all aspects required to close, including balancing with your lender if you are financing the purchase, we will send the final settlement statement for your review.
Deposits / Cash to Close
For your initial escrow deposit, you can drop or mail a check to the office, submit an e-check via Qualia or send a wire transfer. You can use the Qualia portal to securely access the wire instructions for the wire transfer. For your final cash to close, a wire is required. If possible, please send the wire at least one day prior to your closing. Keep in mind that our wiring instructions will never change.
NOTE: ACH transfers cannot be accepted and will automatically be returned by our bank.
Closing Day
Be sure to schedule the day and time of your closing in advance! On the day of signing, we require two valid forms of identification. Everyone on title must be present at closing for signing. For primary residences, spouses must also be present and sign documents, even if he or she is not on title. Please keep this in mind when scheduling for closing!

Document copies will be provided to you either via email or at closing per your preference. The deed will be recorded with the county and mailed to you. You will always have access to the Qualia portal to access your documents for this closing and any others we handle for you in the future!
